Former battery manufacturing site with 170,000 sqft of cleanroom space on sale in Michigan

Former battery manufacturing site has hit the market with turnkey ISO Class 6 and Class 7 cleanrooms and 14 MW of on-site power

A 452,084 sqft advanced manufacturing facility has been completed on 56 acres in Midland, Michigan.

The space offers approximately 170,000 sqft of ISO Class 6 and ISO Class 7 cleanroom space. 

The cleanroom has been built to be an energy-intensive controlled environment for sectors such as defence, aerospace, semiconductors, batteries, pharmaceuticals, and advanced medical manufacturing.

The facility was previously occupied by battery manufacturer Freudenberg Battery Power Systems, which acquired XALT Energy in 2018.

As a result, the facility includes 14 MW of on-site power, expandable to 28 MW, and direct connections to steam and nitrogen from the adjacent Dow Industrial Park. 

The facility’s ISO Class 6 and ISO Class 7 cleanrooms are equipped to support processes such as vacuum drying, a key step in battery manufacturing that ensures material purity and safe, high-performance cell production.

The cleanroom space also contains pre-installed utilities, including compressed air,  nitrogen, and steam.

The features of the facility reduce the lead time and costs typically associated with retrofitting or developing comparable manufacturing space.

Located within a 15-minute drive of Dow’s Midland campus, the site draws on a highly skilled regional workforce with expertise in chemical, advanced materials, and high-spec manufacturing.
